<p>Very simply, a short sale is when a lender agrees to discount a loan due to an economic hardship on the part of the homeowner. Typically, a short sale is used to prevent a home from being foreclosed. Usually, a bank will allow a short sale if they believe it will result in a smaller loss than the expense required to foreclose.</p>
<p>Short selling real estate is a technique real estate investors (and some realtors) do to help homeowners avoid the damaging effects of foreclosure. If a homeowner owes $200,000, a short sale is when they sell the home for say, $180,000, and the lender accepts $180,000 as payment in full. In some cases, the homeowner would still be responsible for the remaining $20,000. But, it&#8217;s very common that banks just eat that loss and move on. This, of course, creates an opportunity for investors and the like to buy a property at a discount, help a homeowner avoid foreclosure, keep the bank from having to foreclose which is costly and negatively effects their ability to borrow more money from the Fed. If done correctly, it&#8217;s a true win/win/win situation.</p>

<p><strong>Things You&#8217;ll Need:</strong></p>

* Online Mortgage/finance Services</p>
<p><strong>Step1</strong></p>
<p>Verify the value of your property. If you are selling the property through a real estate broker, your broker will provide you with an estimate of market value. If you are selling the property yourself, do your own market analysis of the area and your property.</p>
<p><strong>Step2</strong></p>
<p>Add up all the costs of selling the property. If you are using the services of a real estate broker, the broker will provide an estimate of closing costs. If you are selling the property on your own (for sale by owner), call a local title company or real estate attorney and ask, as a seller, what the closing costs will be.</p>
<p><strong>Step3</strong></p>
<p>Determine the amount owed against the property. This will be the total of all loans against the property.</p>
<p><strong>Step4</strong></p>
<p>Do the calculations. Subtract the total amount owing against the property from the estimated proceeds of the sale. On a short sale, this will be a negative number.</p>
<p><strong>Step5</strong><br />
Contact the lender or lenders. Talk to someone in the customer service department and tell them the situation. They may direct you to a specific department. Talk to a supervisor or manager if possible; this person will have more authority.</p>
<p><strong>Step6</strong><br />
Ask the lender what its procedures are for a short sale. Some lenders are willing to work with you by reducing the amount owed or making other arrangements. Others will look to the agents involved (if any) or anyone else who&#8217;s making money off the transaction to see if they are willing to make concessions to make the transaction happen. Still other lenders will tell you that your debt is your responsibility, one way or the other.</p>

<p>I believe America is ready for a change and for REAL action&#8230;this is the man to bring that. I hope he inspires future politicians to have the same compassion,open mindedness, honesty and grace.</p>

<p align="justify">I found this article in K9 News and to start off it I&#8217;m not really a dog lover, to be honest. We have two dogs in our house and my affection to them fade off as they grew up. I don&#8217;t know exactly why but when my dogs are still young I tend them like most dog owners do. And it just so happened that I came across this article and I was really moved and captivated by the story of Bing and made me think that dogs also needs some one to be happy.</p>
<p style="margin-bottom:0;" align="justify">Bing was born white which simply designates inferiority to dogs. He was deaf and has a very poor vision and almost dying. A very unfortunate pup, he was separated from his family when his mother died.</p>
<p style="margin-bottom:0;" align="justify">“We saw Bing was looking for a home on a website (many tears rescue), so the first stage was for someone to come out and see if our house was suitable, they only wanted to re-home Bing with a family that had another dog.” Explained Clorissa Paul, Bing’s new owner.</p>
<p style="margin-bottom:0;" align="justify">Clorissa and her boyfriend have the kindest heart. They fell in love with Bing as soon as they saw the little Border Collie sleeping like he didn&#8217;t care at all. Clorissa has another dog, his name is Darry. Before things can flow smoothly, they have to get the approval of Darry first if he will allow Bing to join in his family. At first look, Darry seems to be agreeing and has this face saying like &#8220;this guy doesn&#8217;t look like a competition at all, I need someone to play along with anyways&#8221;.</p>
<p style="margin-bottom:0;" align="justify">So off they went and for Bing to get along with his new family to start a new life. The first few days started well for Bing and Darry, though Darry was very curious of his new mate they became attached and Darry has been guiding Bing in many ways. His inability to hear and see weren&#8217;t too hard for him now that Darry is teaching him how to live like a normal dog. Bing now learned to sit still and wait for pieces from Clorrisa in the kitchen during meal time, he knows where to pee and shake his body dry when he gets wet or after a bath, all thanks to good ol Darry. Bing&#8217;s family life is giving him hopes to live despite of his difference but the outside world is still cruel. Almost every dog that sniff on Bing wanted to hurt him or even kill him, everyone&#8217;s effort will be handy in order for him to be comfortable and secured. Clorissa didn&#8217;t lack any of these, she filled Bing with all the love he could grasp and Darry became the middle man. Bing can&#8217;t directly understand Clorissa so he needs Darry to translate or show him what Clorissa wants in dog language. Bing was an orphan and grew up without siblings so he has a lot of catching up to do and a lot of things to know to understand his carer.</p>
<p style="margin-bottom:0;" align="justify">Bing&#8217;s abnormal clotting make his eyes bleed when he feels stressed out, he became weak and sad. He usually stay quiet in the corner and just watch his family from there. Just imagine yourself to be living deaf and nearly blind, how would you possibly live your life? When in stress Bing&#8217;s eyes bleed from behind making him blind for days, Clorissa was scared that if this continues Bing&#8217;s 10% vision will be all taken away.</p>
<p style="margin-bottom:0;" align="justify">“I have been told by most vets that puppies that are not developed correctly usually don&#8217;t survive birth. But if they do the mother will not feed them and they will die. Or the breeders will take the sick puppy to the vets to be euthanized. Bing is a miracle and is lucky to be alive. Some might say ‘is it fair?’ but Bing has a life, a very happy life. He is not suffering and is not in any pain. He doesn&#8217;t know that he can’t hear or can’t se, it is all he has ever known. ‘Should Bing have been put down?’ If you know the puppy is not suffering and you can find it a home then fine. But otherwise no, euthanasia would have been best as no animal should ever suffer. ‘Did Bing&#8217;s breeders do the right thing by Bing?’ In this case I think they did but they must never breed from the same two dogs again.” said Clorissa.</p>
<p style="margin-bottom:0;" align="justify">Clorissa &#8211; being a foster carer of a deaf and blind dog isn&#8217;t easy at all and when you have dedicated your love and time to a dog like Bing, you would probably do everything to give him the life he deserved. Right now, I see Bing to be one of the luckiest orphan dog there is, though he hasn&#8217;t have everything a normal dogs has or can do a normal dog can, he still is one very special dog. I&#8217;ve seen his pictures on his website (bing2007.wetpaint.com) and I was really happy for him. Such a happy soul very unique in so many ways. I give my deepest support and admiration for raising Bing, if Bing was cared by somebody else I don&#8217;t think Bing could survive and have that canine smile on his face. Though I don&#8217;t know exactly how it feels like to have a dog like Bing, this story surely picked me up from my seat and take a second look at my barkers at home.</p>

<p class="snap_preview">The recent growth spurt in the outsourcing industry in the Philippines has been fueled not by traditional low-value-added call centers but more higher-end outsourcing such as legal services, Web design, medical transcription, software development, animation, and shared services. Though call centers still form the largest part of the sector, the Philippines has begun leveraging its creative design talent pool, its large pool of lawyers, and its professionals in accounting and finance.</p>
<p>“Philippines as a country offers us a unique talent pool for outsourcing services in legal as well as design services,” says Joseph Sigelman, co-president of India-based OfficeTiger, which was acquired by U.S. printing services giant R.R. Donnelley in April. The company chose the Philippines as the springboard for its legal services outsourcing and expects to make Manila the main center for “pre-media” outsourcing work, including desktop publishing, composition, typesetting, and graphic design.</p>
<p><b><font>FAMILIAR WITH U.S.</font></b> Legal services were a natural extension of the outsourcing work the firm has been doing from its base in Chennai for years. “As an ex-American colony, there is cultural affinity and the legal system is based on U.S. law,” says Sigelman, a native of New York. “In Manila, every lawyer seems to know what Roe vs. Wade was about. In Chennai, they may have some of the finest legal brains in the world but not everyone has heard about Roe vs. Wade or other key cases in U.S. Supreme Court.” Most Filipino lawyers sit for U.S. bar exams and that gives Manila a leg-up over India, China, or Malaysia.</p>
<p>Design work is another place where Filipinos have and edge, according to Sigelman. He says he has found incredible depth of design talent in Manila; the kind of talent that is hard to come by in Bangalore, Hyderabad, or Chennai.</p>
<p>OfficeTiger’s clients include large insurance companies, retailers, and publishers of books and directories. OfficeTiger is looking at Philippines operations to provide 40% to 50% of its total annual revenue growth over the next three to five years.</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p><a href="http://www.isupportthismessage.com/messages/view/496">Hillary Clinton</a> wants YouTube viewers to pick her campaign theme song — and the response, so far, has been music to her ears.</p>
<p>In a clear appeal to young voters, a YouTube video asks viewers to vote for Clinton&#8217;s presidential campaign theme song on her Web site. The contest started May 16 and the number of songs was narrowed to 10 on Thursday — five initially suggested by the campaign and five write-in candidates.</p>
<p>They range from U2&#8217;s &#8220;Beautiful Day&#8221; to Smash Mouth&#8217;s version of &#8220;I&#8217;m a Believer&#8221; to Celine Dion&#8217;s &#8220;You and I.&#8221;</p>
<p>&#8220;I want to know what you&#8217;re thinking on one of the most important questions of this campaign,&#8221; Clinton said in a mock-serious tone during the initial video. &#8220;It&#8217;s something we&#8217;ve been struggling with, debating, agonizing over for months. So now I&#8217;m turning to you, the American people.&#8221;</p>
<p>According to the view counter on YouTube, the May 16 video had more than 500,000 views; a more recent post was seen by more than 40,000. Her campaign said it received more than 130,000 votes in the first round. It promises to release the final result &#8220;in the coming days.&#8221;</p>
<p>In both videos Clinton sports a self-effacing attitude. She mocked her vocal abilities in the first post. The second features clips of people saying, &#8220;This is ridiculous&#8221; and &#8220;Are you freaking kidding me?&#8221; in response to the contest, along with Clinton making fun of some of the videos submitted.</p>
<p>&#8220;A little self-effacement in her recipe of self-presentation is probably a good idea,&#8221; Robert Thompson, professor of television and popular culture at Syracuse University, said. &#8220;There is a certain sense of over-calculation.&#8221;</p>
<p>Thompson said the request for help selecting a theme song is not unusual for Clinton, who preceded her 2000 run for the Senate with a &#8220;listening tour.&#8221; This is just taking that concept and putting it online, he added.</p>
<p>&#8220;I&#8217;d rather have a candidate ask me what I think about major issues,&#8221; Thompson said. &#8220;The way it&#8217;s being used is: Let&#8217;s have you guys come and tell me what&#8217;s the best way to package myself to sell myself to you.&#8221;</p>
<p>He described the technique as having &#8220;a slight ickyness to it.&#8221;</p>
<p>But Kathleen Hall Jamieson, who directs the Annenberg Public Policy Center at the University of Pennsylvania, said any way candidates can engage potential voters, especially young people, at this stage is good.</p>
<p>&#8220;If they don&#8217;t know who you who you are, they&#8217;re not going to go out and vote for you,&#8221; she said.</p>
<p>The five suggested songs that got the most votes:</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>WASHINGTON &#8211; Republican presidential candidate <a href="http://isupportthismessage.com/categories/view/265/2">Mitt Romney</a> says he also is troubled by the Mormon church&#8217;s past practice of polygamy, but that he can overcome voter concern about his religion.</p>
<p>&#8220;What&#8217;s at the heart of my faith is a belief that there&#8217;s a creator, that we&#8217;re all children of the same God and that fundamentally the relationship you have with your spouse is important and eternal,&#8221; he said Sunday on CBS&#8217; &#8220;60 minutes.&#8221;</p>
<p>But the former Massachusetts governor acknowledged that &#8220;there&#8217;s part of the history of the church&#8217;s past that I understand is troubling to people.&#8221;</p>
<p>&#8220;Look, the polygamy, which was outlawed in our church in the 1800s, that&#8217;s troubling to me,&#8221; he said. &#8220;I have a great-great grandfather. They were trying to build a generation out there in the desert. And so he took additional wives as he was told to do. And I must admit, I can&#8217;t imagine anything more awful than polygamy.&#8221;</p>
<p>Romney, who has five sons with his wife of 38 years, says he was worried he might lose her to somebody else when he left his Michigan high school sweetheart behind in college while he did two years of missionary work in France.</p>
